Surveys
RICS Level 2 vs Level 3 Survey: which do you need?
Choosing the right survey level is one of the most useful decisions a buyer can make. Here is a clear, plain-English comparison of the RICS Level 2 and Level 3 surveys.
Buying a property is a significant commitment, and a professional survey gives you an independent understanding of its condition before you proceed. Two of the most common options are the RICS Level 2 Survey and the RICS Level 3 Survey. Choosing between them comes down to the property and your appetite for detail.
The RICS Level 2 Survey
A Level 2 survey is a general overview of the property's condition. It highlights visible defects, issues that may need attention and basic maintenance advice. A valuation may be included where required.
It is well suited to conventional homes in reasonable condition where you want professional insight before buying, presented in an accessible way.
The RICS Level 3 Survey
A Level 3 survey is more comprehensive. It includes more detailed defect descriptions, possible causes, repair recommendations, timescale considerations and the consequences if issues are not addressed.
It is the better choice for older, larger, unusual, altered, visibly defective or higher-risk properties, where a deeper analysis supports a confident decision.
How to choose
As a rule of thumb: the older, larger or more altered the property, the stronger the case for a Level 3 survey.
If you are unsure, the most reliable approach is to discuss the property with a qualified surveyor. At Eden Pinnacle Keys we will talk through the property and your concerns and advise on the service most suited to your needs.
What happens next
Once your instruction is confirmed and payment is received, the inspection is booked. The surveyor inspects the property independently, prepares the report and arranges a post-report discussion so you can ask questions and understand the findings clearly.
If you would like to discuss a survey, request a survey and we will be in touch.
