Yes. You can flag any issues or particular concerns you would like the surveyor to consider. These will be reviewed as part of the instruction and reported on where appropriate.
A RICS Level 2 Survey is a general overview of condition, highlighting visible defects, matters needing attention and basic maintenance advice. A RICS Level 3 Survey is more comprehensive, with detailed defect descriptions, possible causes, repair recommendations and the consequences if issues are not addressed. Level 3 is better suited to older, larger, unusual, altered or higher-risk properties.
After signed documentation and payment are received, the instruction is booked, the inspection is carried out, the report is prepared, and a post-report discussion can be arranged.
Clients are not normally able to attend the inspection. This allows the surveyor to work independently, objectively and without interruption. A post-report telephone consultation is available.
Report delivery varies by service and complexity. As a guide, Level 1 reports can take up to 3 working days and Level 2 or Level 3 reports can take up to 5 working days.
Payment in full is required before the inspection takes place. Reports are not released until payment has been received in full. Please quote your payment reference to prevent delays.
A market valuation is a professional opinion of value at a specific date, prepared for a defined purpose and informed by relevant property attributes, market evidence and professional judgement. We can assist with market value, market rent, probate, inheritance tax, capital gains tax, shared ownership, shared equity, Right to Buy and insurance reinstatement appraisals.
